Social Landlords face many challenges day to day, such as poor home conditions driving new regulation (Awaab’s Law), fuel poverty and the performance gap. A 42% increase in maintenance and major repair costs across the sector (‘21-’23) is not reflected in Government determined rent caps. This has resulted in squeezed margins that are further eroded by systemic issues such as fire safety, mould and fuel poverty.
The Need for Funding
We need greater investment to achieve Net Zero in Social Housing. Private finance models have a vital role to play in decarbonising homes at scale and fulfilling the demand for retrofit and Net Zero in the market. It’s important that this is compatible with future waves of grant funding such as Warm Homes : Social Housing Fund. Independent sources estimate the Net Zero funding gap at c. £100Bn in Social Housing alone.
How We Help
We partner with Social Landlords to analyse their stock, identify projects and secure funding to scale Net Zero across communities. Our model uses an off-balance sheet, Energy Services Company (ESCo) structure and a shared savings principle. This creates Environmental and Social benefits, reduced capital costs for landlords and delivers long-term returns for funders.
Residents at the Heart
You can’t deliver Net Zero if you don’t make it through the front door! We combine home data, our billing service, energy supply arrangements and new finance structures to create a revenue model that enables investment. We manage the resident experience across all phases to ensure that it’s a simple and engaging offering to residents.
The Net Zero Journey
Achieving Net Zero is a journey, done in incremental stages. We bring our passion, independent expertise and technology, to the entire journey; helping housing providers decide on the right approach and measures to retrofit their homes. We unlock the opportunities that deliver larger funding programmes and long-term certainty to make Net Zero part of business as usual for our customers.
The four key stages
We use our technology platform and expert knowledge to analyse a portfolio of homes for a customer and support the development of their Net Zero strategy. This key stage helps us tailor the programmes to the outcomes that our customers are looking to achieve.
We help our customers secure available funding and support through government funding programmes and introduce the opportunity to bring new private finance models, enabling our customers to
meet their retrofit aspirations. We help customers identify suitable homes in their portfolio that meet the project’s requirements.
This is where the work happens on the ground. We support projects as an Independent Retrofit Coordinator (under PAS2035) and we’re able to deliver levels of risk management to meet the needs of the project stakeholders. In a private finance model, specific hardware is required to provide Sero with the home data for Operation.
Creating long-term value for all stakeholders, Sero provides a unique Energy Services model that enables a return on investment for the programme funder and rich data and reporting to key project stakeholders.
We’ve Done It
We have real experience at taking the UK’s largest customers and projects through the journey to deliver Net Zero. The Penderi project in Swansea is the largest demonstration of our Energy Services model, first initiated with Pobl in 2020 after securing funding from the Welsh European Funding Office (“WEFO”). We supported this project through every stage, showing our ability to deploy large scale, community based retrofit projects.
